New Flood Maps Provide Better Water Warnings

North Carolina has updated its flood maps to show residents of the Triangle, coastal and eastern sections of the state whether their homes or businesses are located in flood-prone areas.

The maps, which are used by mortgage lenders to determine which properties require flood insurance, show the 100-year flood plain. This plain has a 1 percent chance of flooding within a given year. Flood maps are also used by local governments to determine the best locations for development.
 
The state is mapping flood zones by river basin, starting in the east and working west. Already released are the new maps for the parts of Durham, Johnston, Wake, and Orange counties. Cape Fear River basin maps will be available soon.
 
Rich Zucchini, director of regulatory affairs for the North Carolina Association of REALTORS®, says the group has been monitoring the development but has not become directly involved in the issue. He says the fact that property owners can better monitor their exposure to floodwaters is a positive development for the state.
 
"The information will be more certain and accurate, and the maps will be easier to read," says Zucchini. "That ease of understanding and the increased access to this information is important and will certainly benefit the real estate industry."
